Retail space and opportunities in Poland

The construction of retail space in Poland continues to be a profitable business option and more than 90 percent of these spaces are located in shopping centers. Although Poland offers opportunities for investment in many cities, the preferred location for retail space investors seem to be Polish cities with more than 300,000 citizens. International investors have long been aware of the opportunities presented by Poland and the country is regarded as a mature market.
Retail stock to grow
Polish analysts believe that this year the retail stock will grow by 5.5%. Shopping centers remain the targeted locations for new retail space, as approximately 92 percent of the new retail space will be located in these centers.
A newly released report on the evolution of the retail market in Poland suggests that the continuing trend in the retail market could result in an over saturation, as the development of new retail spaces will outpace retail sales, which currently have a growth of approximately 3.5%.
The available retail space in Poland last month was approximately 263 sqm per 1,000 individuals and the vacancy rate was somewhere at 3-4 percent.
Retail development in Poland targeting major cities
More than half of the retail projects under construction right now in Poland are located in the main Polish cities, those with more than 300,000 inhabitants. If we compare the current data with the one from two years ago, when the rate of development was only 20%, we can clearly see that the investment opportunities have become more numerous and Poland is becoming more attractive for foreign investors who choose to engage in real estate projects.
Poland has a strong retail market and is one of the top countries in Europe for international retail chains. More than 380 shopping malls are spread throughout the country and more than half of the Polish consumers reportedly visit a shopping mall at least once a week.
